In deciding to spruce up your home to get top dollar out of the sale, you have chosen to redo your floors and are wondering about which kind of flooring will give the best ROI. Well, there is a lot to think about when it comes to flooring. Typically the first thing that people notice in a home is the floor. As the largest flat surface in the home it is kind of hard to avoid. The floor can set the tone for the entire home and either make or break a sale. If your floors have seen better days then its a good bet that new floors will help you realize a better profit when your home sells.

There are many different kinds of flooring available these days, however they can be broken into some basic groups. Hardwood, laminate, carpet, tile, stone and linoleum type coverings. Each of these flooring types has their own unique assets and drawbacks which we will now explore.

Hardwood is a beautiful way to do your floors. Wood adds warmth and a highly stylish finish that is very popular. However, hardwood floors are also very expensive to install and can be difficult to maintain. Hard wood can be easily scuffed, scratched or discolored if water is allowed to sit on it for a length of time. Therefore its not a great surface for high traffic areas like kitchens or bathrooms unless you are willing to go the extra mile to maintain it.

Laminate flooring is possibly the most popular type of flooring at the moment. It comes in a huge variety of colors and styles and the more expensive styles can beautifully mimic the appearance of hardwood. Laminate is less expensive than hardwood and easier to maintain.

Carpet has declined in popularity in recent years as the chore of keeping a carpet truly clean can be a chore. Carpets can also hold allot of dust and allergens and therefore many of the new homes that are built today are utilizing laminates instead of carpets.

Tile is a great surface to use in the kitchen and bathrooms as it is impervious to water and moisture and is also difficult to damage. There are also a huge variety of styles, shapes and colors to suit any theme. In this same vein there is also stone flooring that is highly resilient to damage and comes in a selection of styles and colors.

The final surface is linoleum. This is manufactured surface made typically from resin. It is highly porous and as such light colored lino can stain easily if liquids are left to sit for any length of time. This is because liquids can seep into the pores of the linoleum and can be quite difficult to get out. However this surface is incredibly durable and easy to clean.
