Demand

You may think a whirlpool in the living room would give your home an extremely distinctive character, but if those looking to purchase your house don't see that as valuable, you might in fact reduce the value of your home by adding the feature.
Limit improvements to those for which there is recognized demand.

Degree

Remember things require to be done by degrees. No matter what you do, don't overdo it. If the front entry is attractive already, renovating it in a new color would seldom be worth the cost.
